A little protection goes a long way.

The home inspection, which is a normal part of the closing process, provides you with protection against current, observable defects in the home's structure, its mechanical systems and most major appliances. 

But what happens six months or a  year later if a major system or appliance fails? If the seller does not offer one, you should consider purchasing a home warranty. This plan will pay to repair or replace items such as heating and cooling units, plumbing and electrical systems and appliances for up to thirteen months after the sale of the home.
